The Process

After our initial engagement, we would need the Site Investigation Documents and Photos mentioned below. We would be happy to meet on-site in North-West Auckland and Northland areas. If you are out of town we can set up a Zoom meeting and you can take photos and videos of your site.

After discussions around your section including any issues like Environment, Tanks, Septic’s, Slope, Trees, or Obstructions. We would then plan the positioning of your home to include any views or outlooks important to you.

We would then have a detailed Design Brief Meeting. This would entail discussions on Style, Layout, Size, Products, Exterior Cladding and of course your approximate Budget.

The first draft of plans would be presented to you or your client and discussions around likes and dislikes would create the next set of plans with those changes. Once everyone is happy we will supply the full 8-page layout plan set as per the example below.

If you like we can also recommend or work alongside your Builder/Draughtsperson to complete a specification document or discuss any features or issues surrounding the design.

  • Building line Setbacks.
  • Subdivision Covenants (if any).
  • Subdivision ASBUILTS (if any).
  • Wind Zone area.
  • Council Precinct Area Overlays (if any).
  • Photos and Videos of Site.

(Geotech Report, Certificate of Title, LIM or PIM if required).

360 Degree View

Now we have designed and built your future home you have the option to decorate your living space. We can do this for you or use your colour schedule. Once decorated we can put a camera in the living area to create a 360 spin. You will then receive a link to view your 360 spin which you can save or forward onto family and friends.

Walkthrough Video

Now we have designed, built and decorated your future home we can create a walkthrough/flyover. This tool can be helpful if you have a difficult site or a complicated roofline. It is also useful to visualise and understand the layout and the feel of your new home.
